ACROSS CANADA / ALBERTA / CALGARY

A Calgary home.
A better evidence file.

Connect the home’s physical questions with the official local records and services that can answer them. Start with your decision, then keep the property, date and scope attached.

SIX LOCAL STARTING POINTS

Ask for the record
behind the answer.

Official sources checked October 7, 2026 (UTC). The City and Province own the current process; follow their original pages for requirements, fees and updates.

01 / PROPOSED WORK

What changed, and which permits covered it?

Use Calgary’s home-renovation and basement page to identify the relevant application, drawings and inspection process. Match those records to the actual scope of the project you are considering.

Keep in your file: scope, permit numbers, approved drawings, changes, inspection outcomes and unresolved conditions. A permit number alone leaves the completion question open.

02 / INSPECTION OUTCOMES

What did the inspection actually establish?

Calgary’s homeowner page explains booking, documents and the meanings of inspection outcomes. Read the conditions and follow-up associated with the particular permit and inspection stage.

Ask: Which inspection took place? What outcome was recorded? What conditions, verification of compliance or further inspection remained? Keep the original document, not only a verbal summary.

03 / PROPERTY HISTORY

Where can I request the property records?

The City’s Property Research page connects open datasets, reports and detailed record requests. It also explains availability, fees and who may obtain copies of copyrighted material.

Ask: Which record answers my question? What dates and work does it cover? What is missing? The City does not guarantee the contents of a requested file; an absent record does not by itself describe the home’s physical condition.

04 / WATER & THE SITE

Which flood map and property question am I using?

Calgary’s flood-map page points to provincial hazard mapping and explains the City’s regulatory context. Check the actual parcel and the current mapping and requirements with the appropriate authority.

Keep separate: mapped hazard, regulatory designation, the home’s water history, drainage or groundwater investigation, and your insurer’s written coverage answer. A mapped category cannot establish every water pathway or your insurance arrangement.

05 / NEW-HOME HANDOVER

Which warranty and builder record belongs to this home?

Alberta’s public registries support searches for home-warranty information and residential-builder licensing. Read the registry’s date and inclusion limits, then match any result to the actual property and builder.

Ask: Who is the warranty provider? When did coverage start? Which purchase and warranty documents apply? A licence listing, coverage record and technical handover each answer a different question.

06 / COLD-WEATHER WATER

Which water route needs a winter question?

The City’s freezing-prevention page connects buried-service risk with protecting household pipes, valves and meters. A warm living room does not describe every water route or unheated location.

Keep in your file: previous freezing history, any City notice, the relevant operating instructions and your provider’s scoped advice. Use the City’s current reporting route for a suspected service problem. Keep clear of flooding near electrical equipment.

ONE HOME / THREE PERSPECTIVES

Use the same evidence at the right stage.

Buying

Identify consequential unknowns while there is time to request records and agree an assessment scope. Match the professional to the question and your deadline.

Selling

Keep dated findings, work scope and completion records together. Describe the improvement each record supports and preserve unanswered questions.

Owning

Record ordinary observations and changes, retain the actual equipment instructions, and carry the next question into a dated service brief.
